Delivery cycle

The delivery cycle of a certified BMS, from the initial design study through to maintenance in operation.

01

System design and engineering

Review of the MEP drawings, the loads and the operating scenarios; definition of the architecture, the controller distribution and the overall operation of the system.

Deliverables

  • Network architecture and controller distribution
  • Points list — AI / AO / DI / DO
  • Sequence of operations per subsystem
  • Equipment technical specifications
  • Materials cost estimate
02

Control panels — design and manufacturing

Design and manufacturing are carried out to EN 61439-1/-2 and to the procedures of the corporate quality manual. Those procedures cover the issue of routine verification records, CE certification, and a FAT with full and documented I/O point simulation.

Deliverables

  • Single-line and circuit development drawings — AutoCAD, SEE Electrical
  • Equipment layout and enclosure sizing
  • Protective device selection and coordination
  • Temperature-rise and ventilation calculation, where required
  • Bills of materials, terminal and cable schedules
  • Routine verification records to EN 61439-1
  • FAT with I/O point simulation
  • CE marking and declaration of conformity
  • As-built panel documentation
03

Programming and graphics

Implementation of the control logic in the controllers and full development of the operator environment.

Deliverables

  • Control sequence implementation on EcoStruxure Building Operation
  • Standardised libraries and templates
  • Operator and supervision graphics
  • Point naming to the project convention
  • Third-party equipment integration — BACnet, Modbus
  • Trend logging configuration and alarm prioritisation
  • User rights and access levels
04

Commissioning

Point verification and functional testing are documented point by point. On mission-critical facilities, levels L1–L5, integrated systems testing (IST) with failure scenarios and cause-and-effect testing are covered, in coordination with the project's commissioning agent.

Deliverables

  • Point-to-point verification
  • Sensor calibration
  • Control loop tuning
  • Sequence and alarm verification
  • Test records
05

Handover

The handover dossier is compiled against the contractual deliverables of the project and comprises the as-built documentation, the operating manuals and the test records. Operator training is delivered to a defined programme, per role and access level.

Deliverables

  • As-built drawings and documentation
  • Operating manuals
  • Operator training
  • Project quality file
06

Maintenance and support

Preventive maintenance is carried out to the manufacturer's specifications, with software lifecycle tracking and the application of service packs and security updates. Support is provided at tiered SLA levels, with agreed response and restoration times.

Deliverables

  • Scheduled preventive maintenance
  • Remote diagnostics and support
  • Software and controller updates
  • Extensions and modifications
  • Support of existing installations
